Fees

Our all-encompassing management fees are 8% of what we collect – and we earn every penny.  We take our management responsibility seriously and regard our customers as partners.  Our management fee is based upon what we collect, not just a flat fee.  We have our skin in the game to make sure your rent is getting collected and your property is making money.

Renew Existing Lease Fee $300

Late Fees Paid to Owner
Eviction Services Billed at Attorney Costs + Court Fees
City & Section 8 Inspection Management Billed as maintenance hours
Invoice Surcharge 4-8% of invoice total **
Sending CRPs to Tenants Included in Service
ACH Owner Draws to Owner’s Bank Account Included in Service
Calls/inquiries from Tenants Included in Service
24/7  Maintenance Call Center Included in Service

*Some items negotiable depending upon property types and portfolio size.

**We add a small surcharge of 4% to any invoices that we pay on your behalf (utilities, HOA fees, etc), 8% for pest control, lawn/snow care, and appliance replacement. This small charge offsets the often-significant staff time associated with managing work and paying invoices.
