Showing Scheduling Software saves you time
As a landlord, how much do you hate driving across town for an apartment showing only to be stood up? Maybe you even called the applicant and confirmed the appointment. GRRRRR.
Also, if you have more than one property you are leasing at any one time, taking all those calls and answering all the emails can be a challenge. Then keeping track of who you spoke to and who is coming to which showing can be problematic as you are driving around taking calls or in the middle of your kid’s soccer game.
I have been looking for a solution ever since we started Rental Management Guys. I started with a very expensive leasing call center. I thought that if a human answered the phone, they would book an appointment when I wanted it and ask a couple basic screening questions (have you ever had any evictions, what is your monthly income, when are you looking to move in, etc). Even though I was spending $500 per month, I was doing just as much work as before. Each appointment the leasing center scheduled, I would have reschedule because I would not keep my calendar in their system up to date with my real estate appointments.
Then one day, I got a cold call from a sales person at ShowMojo.com. This service and platform was built by a technology guy who owned a bunch of rentals in Chicago to solve all the problems with leasing that he (and most of us) experience. Now, applicants are routed to the ShowMojo website where they view all the pictures, see details about the property and then select a time that they want to see the property (based upon the blocks of time I put in). They are asked a few basic questions and an appointment is booked. I get an email with a link to add it to my Outlook calendar.
Best of all, ShowMojo automatically starts to try to confirm the appointment via text or email 24 hours in advance. It will keep trying up until 2 hours prior to the showing. If the applicant does not confirm, it will cancel the appointment and send me and then applicant a message. It can even send a message to an existing tenant telling them about the appointment (one more phone call I don’t need to make).
Best of all, it is dramatically less per month than the leasing call center. I can now handle leasing many properties at once without any additional stress, phone calls or admin help!
