Our primary property management software platform is Appfolio. It manages all accounting including: tenant and owner ledgers, vendor billing, lease management and all reporting.
Appfolio also provides both owner and tenant portals for quick access for the tenant to pay rent and the owner to review reports. All leases and other documents are stored in their respective portal for easy access:
Rental Management Guys uses Appfolio as our maintenance management system. All calls are answered by a 7×24 call center in South Carolina. Those calls are input into Appfolio and are automatically assigned a tech or vendor. Our owners receive alerts at the same time we do about any maintenance requests on their properties so they can monitor activity.
Leasing on a small scale (1-5) properties can be managed using a spreadsheet or even on paper. Managing the scheduling of many more showings and properties can quickly become overwhelming.
