When a maintenance request is received, our property management system will send an automated email to the owner notifying them about the request. Additionally, in certain situations, the owner may be allowed to do the repairs instead of paying for maintenance.
Maintenance Amount Thresholds
No one likes unexpected bills. We contact you whenever a repair is going to be over $250.
24/7 Maintenance Hotline
With our 24/7 call center, all maintenance calls are answered by US-based maintenance advisors that are trained and familiar with receiving, diagnosing, and managing maintenance-related calls. These advisors know the difference between an urgent call and one that can wait till the next day. Urgent calls (such as heat out, water leak, etc) are immediately dispatched to either a preferred vendor (HVAC, plumbing) or a Rental Management Guys employee. All calls are logged in our online maintenance system for repairs and/or follow-up. These can all be reviewed in your Owner’s Portal.
Online Dispatch of Maintenance
Maintenance tickets are posted online to minimize travel time and expedite repair time. Once our maintenance person arrives at your rental, they use their Smartphone to log time and costs. This information is then uploaded to our back office system and your owner’s portal.
Unlike other property management companies, we employ 7 maintenance technicians to handle our maintenance calls. Keeping this work in-house allows our team to become familiar with your property, the tenants and your (the owner’s) expectations. It also allows us to control costs and set urgency and speed repairs.
