Viewing of a property and completing an application is not a guarantee of you being accepted as a tenant. Applications are reviewed and housing decisions made by the property owner, not by Rental Management Guys, based upon the qualifications of the competing applications. The screening process usually takes about 2-4 days.
Please take a moment to review our rental application criteria before you apply. The Minneapolis application criteria are posted below our standard criteria.
All Applications:
- Each potential adult tenant must completely fill out an application.
- Each applicant consents to a background check and verification of information.
- Occupancy limit – no more than two persons per bedroom.
- The relationship between a landlord and an applicant is a business relationship. A courteous and businesslike attitude is required from both parties. We reserve the right to deny an application to anyone who is verbally abusive, swears, is disrespectful, makes threats, has been drinking, or is argumentative at the time of the unit showing, application, and/or lease signing process that would cause management to believe there would not be a positive business relationship.
- In accordance with Federal and Minnesota Fair Housing Act, management cannot discriminate against any potential tenant based on the following:
- Race
- Religion
- Color
- Sex
- National Origin
- Familial Status
- Handicap/Disability recognized by State or Federal Government
- Marital Status
- Sexual Orientation
- Public Assistance
- Application review process:
- Applications will be process in order they are received.
- Refunds will be given to all non-chosen applications.
General Application Criteria
Management reserves the right to refuse to rent to an applicant for any one of the following reasons:
- Criminal History
- Poor credit or debt in collections relevant to fitness as a tenant
- Debt owed to past landlords
- Previous eviction(s) less than 3 years prior to application
- Insufficient income (income must be 3 times the amount of rent)
- Unable to verify income and/or employment
- Unstable employment or work record
- Must have at least 6 months in current position OR at least 2 years in same industry or position
- Unstable or negative housing history
- Unable to verify information provided on application
Minneapolis Application Criteria
Management reserves the right to refuse to rent to an applicant for any one of the following reasons:
- Criminal History:
- Misdemeanors with dates of sentencing less than three years prior to application;
- Felonies with dates of sentencing less than seven years prior to application;
- Certain felonies with dates of sentencing less than 10 years prior to application, as outlined in Minneapolis ordinance 244.2030(c)(1)(h);
- Applicants convicted of drug offenses as defined in Section 102 of the federal Controlled Substances Act
- Applicants convicted of offenses that would exclude them from federally assisted housing, including but not limited to when any member of the household is subject to a lifetime sex offender registration requirement under a state sex offender registration program
- The following will not be considered:
- Any arrest in an inactive case that did not result in conviction;
- Participation in or completion of a diversion or a deferral of judgment program, including stays of adjudication and continuances for dismissal or without prosecution;
- Any conviction that has been vacated or expunged, or for which the applicant received a stay of imposition of sentencing and complied with the terms of the stay;
- Any conviction for a crime that is no longer illegal in the state of Minnesota;
- Any conviction or any other determination or adjudication in the juvenile justice system;
- Before a denial of the application based on criminal history, supplemental evidence provided in writing by the applicant will be considered if provided at the time of the application submittal.
- Debt in collections relevant to fitness as a tenant, as well as debt owed to past landlords (if information is available in credit report that is relevant to ability to pay rent).
- Insufficient credit history will not be considered.
- Previous eviction(s) where judgment was entered less than 3 years prior to application.
- Dismissed evictions or evictions resulting in judgment for the tenant are not considered.
- Settlements with no judgment or writ of recovery issued that was entered more than one year prior to application will not be considered.
- Insufficient income (income must be 3 times the amount of rent)
- An exception may be allowed if the applicant can demonstrate a history of successful rent payment with an income less than three times the rent amount.
- Unable to verify income and/or employment
- Unstable employment or work record
- Must have at least 6 months in current position OR at least 2 years in same industry or position
- Negative housing history (insufficient rental history will not be considered)
- Unable to verify information provided on application
