Tenant Placement
We publish your property on over 50 listing sites including Trulia, Hotpads, Realtor.com, and Homes.com. Our online screening process analyzes an applicant’s income, background, and rental history (even across multiple states). Accepted applicants are found, our clients are presented to the clients for final authorization.
Lease Preparation and Move-In Inspection
Our lease has been reviewed by a top real estate attorneys in Minnesota. Our paperwork addresses many vulnerabilities ignored by a standard lease. A licensed real estate professional will prepare and sign the lease with the tenant and perform a move-in inspection. The walk through identifies any issues with the property and explains parts of the home and expectations for the tenant. The lease is uploaded with the inspection report to the owner’s portal.
Rent Collection
Rental Management Guys works very hard to collect every rent dollar that our owners are due through monthly invoices, multiple phone calls to past due tenants, and prompt legal action against non-paying teanants. We feel rent collection is so important, our fee is based upon rent collected – we only get paid if you get paid.
Maintenance
Our 24/7 call center answers your tenant’s call, logs the details of the request and we then dispatch either our own employee or a trusted contractor. You will be notified immediately of the maintenance call via the web portal. There are also options that allow you to do your own repairs if you choose.
Evictions
We outsource all evictions to our Minnesota Attorney. This insures the process is done quickly and legally resulting in the best possible outcome. Sometimes that outcome is payment, other times it is simply that you get your property back. Typical turnaround time for evictions is 3 weeks from filing till the tenant is out.
